Buxted Parish
Council would also draw attention to the applicant’s intention
to include the agricultural field area adjacent to Great Totease
Farm within the domestic curtilage of the Oast House, with the
intent of incorporating the area into additional garden space.
The Parish Council would expect that a further planning
application for this intent to be forthcoming.

Council has no objections in principle to this development, but
would prefer to see optimum usage of the site to allow for some
affordable housing to be included. Given the successful
redevelopment of 22 and 24 Gordon Road, it is considered that
space available could accommodate five small dwellings thus
allowing allocation of one for affordable use. In any
development a key requirement of this site will be to ensure
sufficient off road parking and space for domestic refuse
storage and collection given its location and parking and
manoeuvring issues in the vicinity.

Notwithstanding the reductions in ridge height and volume, on
reconsideration Buxted Parish Council agrees with the previous
reason for refusal by Wealden District Council and consider the
reason remains applicable to this application. The proposal by
reason of its inappropriate size, design and character is not
sensitive to its place and surroundings on such an exposed and
rural site well outside the development boundary. The Parish
Council would wish the applicants to be directed towards the
Wealden District Council Design Guide.

Notwithstanding the reductions in bulk and roof height of the
proposed extension, Buxted Parish Council, on reconsideration,
support Wealden District Council’s previous refusal and consider
these reasons remain relevant for this application. Coxbrook is
an extremely visible property on high ground at the entrance to
the village of High Hurstwood and therefore it is considered
that the design and scale of the current proposals are out of
keeping and would overwhelm the modest character of this stone
house within its rural setting in the AONB.
