Minutes of the Planning Committee Meeting of 26th August 2008 held at 7.30 pm. in the Reading Room Buxted.    

 

 

Present: Cllrs. Sheard (Chairman), Chalmers, Coxon, Crowe, Dopson, Harding, and Warner.

1.

Apologies: Apologies were received and accepted from Cllr. Rose and Wealden District Cllr. Buck

 

2.

Minutes: The minutes of the meeting of 12th August 2008 were approved and signed as a correct record by the Chairman.

 

3.

Declaration of Members Interests in respect of items on this agenda:

Cllr. Chalmers, Coxon and Warner declared a personal interest in respect of planning application WD/2008/2101/F arising from being associates of the applicant via the Ionides Trust.

 

Cllr. Crowe declared a personal interest in respect of planning application WD/2008/2101/F arising from being a neighbour of the applicant.

 

All Councillors remained in the meeting during consideration of the item.

Object. As previously stated in the decision notices for application numbers WD/2007/3571/F and WD/2007/3583/F, the proposed detached garage by reason of massing, inappropriate design, scale, and forward location on the plot would result in a prominent and visually incongruous new feature which would be disruptive to and out of character with the appearance of the street scene, to the detriment of the visual amenities thereof.  Furthermore the proposed development if approved would result in a cumulative level of development equal to that of the previously refused application and one which would have a significant effect on neighbouring properties.

Location: Buxted Wood Cottage, Buxted Wood Lane, Buxted

Decription: Extension to side of house over existing garage

Object.  The proposed extension viewed in conjunction with previous additions to this small country cottage would lead to an over massing resulting in a loss of character which would detract from the nature of the existing property.  Furthermore it is considered that the proposed dormer is an unsympathetic addition to the proposal.

Location: Birchcroft, Limes Lane, Buxted

Description: Double garage with granny annexe, bedroom and shower room over

Object.  Notwithstanding the relocation of the access, which is considered an improvement to the existing, the development as proposed is considered an over massing of the site.  The proposed dormer in the east elevation should be removed, the window in the south elevation should have obscure glazing to avoid overlooking of the neighbouring property and the applicant should seek to reduce the ridge line of the garage.
